Alfred Perez is the owner of AP Capital Holdings and a respected leader in real estate investing, known for building scalable systems and long-term wealth through disciplined execution.

He began his real estate career in 2009, one year after the market crash, starting with fix-and-flip projects during one of the most uncertain periods in modern housing history. His early deals did not go as planned. Unable to sell his first few flips, he converted them into rental properties, laying the foundation for a long-term ownership strategy. In 2011, he completed his first successful flip, marking a turning point in his investing career.

Over the following years, Al scaled his flipping operation while still working full time selling ERP software in downtown Chicago. By 2017, he transitioned fully into real estate, growing his business into a high-volume operation that has flipped more than 100 homes per year consistently since then.

In 2021, as interest rates fell to historic lows, his flipping business reached its strongest performance to date. To strategically build durable wealth, Al shifted focus toward long-term ownership, acquiring 100+ apartment units in a single year.

Today, Al invests across the Midwest and owns and operates a diversified real estate portfolio valued at approximately $150M, earning recognition as a trusted operator and leader in the real estate investing space.

Ways Of Giving Back

My experience has shown that the more I give, the more I receive in return” - that philosophy has been the bedrock of Alfred’s journey in real estate and serves as his core motivation for growth.

Today, he is driven by a desire to be remembered for his generosity and the positive change he has made in people’s lives around the world. For the past seven years, Alfred has been an active member of the Collective Genius group, which played a pivotal role in scaling his business from 30–40 property flips per year to 150+ annually while also acquiring 500–700 rental units each year.

Giving back is central to his mission, which is why he has set a long-term goal of reaching 14,000 units believing that greater scale creates greater opportunity to serve others. Currently, he donates 20% of net profits from his business.

Most recently, through Collective Genius, Alfred also traveled to Ghana, West Africa, where he visited an orphanage in need of new facilities. With the group, he raised $150,000 to construct the project, positively impacting the lives of 300 children.

By viewing wealth as a means to help others rather than an end in itself, Alfred believes abundance naturally follows. To him, creativity, not money alone is the true engine of wealth, in which generosity is the path that sustains it.
